PLANNING UPDATE – 28.2.11

Roxburgh Investment Ltd have been granted listed building consent to convert 26–8 Albany Street into 4 flats and a townhouse (Ref. 10/03518/LBC). Council officers received two representations from the Architectural Heritage Society of Scotland and Historic Scotland, and incorporated AHSS recommendations into revised plans. Spurtle welcomes the accelerating transformation of this area back into residential use.

As mentioned in Issue 192, developers Logie Green Developments Ltd have applied to amend planning permission for their development at 11 Logie Green Road and 26, 28a, 29, 32, 33 Beaverbank Place (Ref. 11/00475/FUL).

They now want to convert 384 sqm of Class 4 office accommodation (08/01365/FUL) to student housing, and make minor changes to the north-western elevation.

In an explanatory document, the developers state that agents Knight Frank had actively marketed the office accommodation '... and it is evident that there has been no serious interest for the subject units', which are located to the rear of Beaverbank Place and afford no active frontage. Furthermore, the projected take-up of commercial space in Edinburgh ... 'suggests that this situation is likely to remain unchanged'.

The change of use woud result in an increase in student bedspaces from 337 to 346, something which most local people consulted on or after a public meeting on 26 January said they found acceptable.

Listed building consents have been granted for flood prevention measures affecting the Stockbridge Colonies (Refs. 10/03130/LBC and 10/03131/LBC).
