Councillors have refused planning consent for the proposal by CSG Projects Ltd to build a 5-bedroom family home on Blenheim Place (24/01889/FUL).
They said the proposal would have a detrimental impact on the character and appearance of the site and would disrupt key views in the New Town Conservation Area.
There were 32 objections to the plans, including one from the New Town & Broughton Community Council and another from the Regent Royal & Carlton Terraces & Mews Association.
NTBCC disputed the developer’s assertion that the house would occupy ‘disused land’, arguing instead that – until recently – it had been ‘a rare area of long standing urban woodland’.
The proposal, it said, would overlook the adjacent Greenside Church cottage, ignore the historic building line and create an unengaging ‘faceless wall’ along Blenheim Place. This, it maintained, would block views of Calton Hill and attract graffiti.
In NTBCC’s opinion, it was a carefully considered application by Richard Murphy Architects Ltd but in the wrong place.
